We successfully advised and negotiated the acquisition of this prime North Finchley site—a former lock-up garage block with pre-approved planning for five high-specification residential units.
This purchase allows our experienced client to build out the scheme and enhance their long-term rental portfolio by retaining the completed apartments.

Chalkhill Road, London, HA9
- ACQUIRED -
On behalf of an established builder and developer client, we successfully acquired this site.

The property comes with planning consent for the development of six apartments, complete with associated parking and amenity space, offering a strong foundation for a highly desirable residential project.
Osborne Road, Essex, RM11
- ACQUIRED -
This was a particularly rewarding project. We acted as the principal developer and secured planning options on three substantial houses, each set on expansive plots with 200-foot gardens.

Collaborating with a talented team of architects and planning consultants, we successfully obtained consent for a development of 14 homes—a mix of semi-detached and detached family houses.

As part of our community-focused approach, we held a meeting with local residents to share our vision and invite feedback. Thanks to this transparent engagement, the planning applications received no objections from neighbouring properties.

Once planning was granted, we sold the options to a respected local developer to bring the scheme to life.

Queen's Road, London, N20 -
- ACQUIRED -
This property was sourced off-market through a trusted sourcing agent. The previous owner had allowed it to fall into a state of complete disrepair.

While the structural integrity of the building remained sound, it required a comprehensive transformation. Our client, Kramer Construction, undertook a full internal and external refurbishment programme, restoring the home to its former glory while seamlessly integrating modern finishes and conveniences.

The result is a beautifully revitalised property that blends timeless character with contemporary living.
Hertford Road, London, EN3
- ACQUIRED -
We acted on behalf of the purchaser in the acquisition of a residential development site, formerly used as a car sales lot. The property was acquired with the benefit of planning permission for the construction of nine self-contained apartments.
The transaction presented several challenges, including difficulties in securing vacant possession due to a tenant's reluctance to vacate the site.
The buyer has now exchanged contracts, with completion conditional upon obtaining vacant possession.

Earl of Derby, London, W9
- PURCHASED -
This building was acquired by me in partnership with a financial backer.

While it came with existing planning consent, we saw an opportunity to unlock additional value by reconfiguring the layout and adding mezzanine floors. This strategic move increased the total floor area by approximately 2,000 sq ft.

The three fully completed units were then sold as contemporary live/work apartments, offering a perfect blend of functionality and style.

Station Road, London, N11
- SOLD -
We were instructed by a long-time client to find a buyer for this site, which they had owned for many years before finally deciding to sell.

We successfully introduced a highly qualified buyer who acted swiftly, exchanging contracts quickly.
Upon completion, the buyer plans to retain the apartments as part of their expanding residential portfolio.
- SOLD -
We were instructed by a long-time client to market this fully let HMO property in Watford.

The property consisted of 12 separate bedsit and studio apartments. The client had owned the building for over 25 years and had left significant potential for further enhancements to increase the income generated by the property.

We marketed the building through our established network, leveraging our existing database, as well as promoting it via social media channels, including LinkedIn and property-focused Facebook groups.

Marlborough Road, Watford, WD18

St Pauls Avenue, London, NW2
- SOLD -
We initially conducted a valuation of this property several years ago and maintained ongoing contact with the owner and their family.

When the property came to market, the owner had unfortunately passed, but the family agreed to allow us to handle the sale.

After marketing the property, we identified a buyer from our network—an existing long-term client—who we knew would offer the right price and act swiftly to secure the deal.
- ACQUIRED -
Rose & Crown Pub, London, SW18
In partnership with a major pub group that owned the ground floor premises, we acquired the upper floors of the building, which had been vacant for several years. The space had significantly deteriorated over time and had even become home to a large population of pigeons, reflecting just how neglected it had become.

Historically, the upper floors had been used as basic storage and occasional accommodation for the pub manager, but we saw the opportunity to breathe new life into the building. Working closely with our planning consultants and design team, we secured full planning consent to redevelop the space into six thoughtfully designed residential apartments.

This project not only revitalised an underused part of the property but also added significant value to the overall asset while contributing much-needed housing to the area.

Worlds End Pub, London, N4
- ACQUIRED -
In partnership with a prominent pub group that owned the ground floor premises, we acquired the upper floors, which had been vacant for several years. Over time, the space had fallen into disrepair and, unfortunately, became a refuge for many of the local pigeons.

Historically, the upper floors had been used primarily for storage and as living quarters for the pub manager. Recognising its untapped potential, we successfully secured planning consent for the complete redevelopment of the space, transforming it into six modern, high-quality apartments.
- PURCHASED -
Ravenscroft Park, London, EN4
Together with a partner, we acquired this unmodernised period building, which was originally used as ancillary nurse accommodation by Barnet General Hospital.

The property was configured as self-contained studio apartments, with some shared communal areas.

After purchasing the building, we successfully obtained planning consent to separate the units, and subsequently sold the property to an investor.

Liverpool Road, London, N1
- SOLD -
We were instructed to discreetly source a buyer for this property, as the owner—a practising property lawyer—preferred not to have it publicly advertised or widely marketed.
The building came with the benefit of a planning consent granted in 2011. However, questions surrounding the implementation of the original consent initially raised concerns among prospective buyers. After considerable effort and extensive dialogue with the local planning department, the building was successfully sold and is now set to be developed into five high-specification apartments.
